Project challenge
The repair scope addressed concrete deterioration in multiple structural areas, including locations with different access and repair-depth requirements. Shoring had to be established before repair work, and sounding was specified to identify the true extent of unsound material around the visible distress. The rooftop structure and exterior beam access added coordination requirements to the work.
Project approach
Delta’s repair plan followed Garner Consulting Group’s May 2015 structural drawings. The sequence called for removal of defective concrete, substrate cleaning and application of the specified bonding agents and repair mortars. Deeper areas required forms, while suitable smaller areas could be patched. Following mortar cure and surface preparation, carbon-FRP reinforcement and its specified protective coating completed the treatment.
Delivery and coordination
RM Construction coordinated staging, electrical power, debris disposal and unobstructed access. A swing stage was identified for the beam on the rear side of the building. The plan distinguished the concrete restoration, form removal, reinforcement application and final coating stages so that each treatment followed preparation and curing of the preceding work.
Project significance
Park Central demonstrates a repair approach spanning both building-frame beams and rooftop equipment-support structure. Field identification of unsound concrete, appropriate placement methods and external reinforcement were combined within one construction sequence. Delta’s scope connected the structural repair details to the temporary support and access required at the building.
