Hyatt Regency DFW Stairwell
Four stairwells at the Hyatt Regency DFW received a location-based concrete repair and crack-sealing scope.
Delta Structural Technology completed concrete repairs in the Hyatt Regency DFW stairwells. The scope addressed the west, north, south, and east stairwells, with repair allowances developed from structural drawings and a site visit. Concrete repair and crack saw-and-seal work were identified separately, creating a location-based plan for work distributed around the hotel.

Project challenge
The repair needs were spread across four stairwells and were not uniform from one area to another. A single undifferentiated repair allowance would not describe the work adequately. The planning therefore assigned separate concrete repair scopes by stairwell and identified crack sealing as an additional activity. Access and coordination needed to follow that distribution.
Project approach
Delta’s proposal used structural drawings dated September 24, 2018, together with field verification. It identified surface preparation and repair material for each stairwell, plus a separate crack saw-and-seal scope. Power washing was presented as an additional line item. The resulting approach organized the repair by location and treatment type, making the work easier to connect with the conditions encountered on site.
Delivery and coordination
Project planning addressed access equipment, staging, removal of obstructions, and protection of adjacent sensitive equipment. The location-based scope helped distinguish each stairwell’s repair needs when arranging field activities. Material submittals and any required inspection also needed to be coordinated with the overall hotel work.
Project significance
The Hyatt Regency DFW project illustrates the value of a field-informed repair plan for a building with repeated but differing elements. Breaking down the work by stairwell and separating concrete restoration from crack sealing creates a more precise scope than applying a uniform treatment across all locations.
