Concrete repair and FRP strengthening addressed selected podium beams at Great Oak Apartments in Austin.
Delta Structural Technology completed repair and FRP work at Great Oak Apartments in Austin. The project addressed an existing concrete podium structure, where cast-in-place beams supported precast concrete tees. The strengthening scope followed an assessment of distress in the parking structures and formed part of a repair approach combining repair mortars and composite reinforcement.

Project challenge
The assessment identified cracking in cast-in-place beams and at some precast bearing locations, as well as localized spalling. These were not uniform conditions across the property: the report distinguished different buildings and structural areas. The proposed reinforcement therefore needed to connect the selected beam locations with engineering requirements and the concrete condition at those locations.
Project approach
Delta’s scope targeted cast-in-place concrete beams identified in the assessment recommendations. The proposed delivery included stamped engineering and calculations, procurement after submittal approval, reinforcement layout, surface grinding, and composite application to engineer-approved shop drawings. The reinforcement layout connected the assessed beam locations to the engineering requirements for the composite system.
Delivery and coordination
Coordination connected the assessment, the engineered FRP layout, and the preparation of the beam surfaces. Subsequent supplier correspondence described both repair mortars and FRP on the project and requested before, during, and after photographs for a case study. This combination emphasizes the relationship between restoring the receiving concrete and installing an externally bonded system on the selected members.
Project significance
Great Oak illustrates a repair-and-strengthening approach grounded in the condition of an existing podium structure. Its technical focus is the transition from observed distress to member-specific intervention. Concrete repair and composite reinforcement serve related but distinct roles, and both need to follow the condition and design requirements of the affected beams.
